Why appraisers love working for us.
Who in the world has ever heard of a real estate appraiser that loves working with their Appraisal Management Company? Ours do. Here’s why.
Payment: We pay all our appraisers electronically on a weekly basis. The cutoff date is Wednesday to upload their reports to their orders. Then, we put the funds in their account by the same Friday. No waiting on underwriter approval, closings, “checks in the mail” promises and no chasing down fees. Plus, there are never any separate charges our appraisers must pay to work with us or any charges for uploading an order. Our commitment here at CBRES is to treat appraisers as the professionals they are. This works for us, our clients and most importantly, for our appraisers.
No Background Check: Why would an AMC ask an appraiser to submit to a criminal background check? Doesn’t the state appraisal board monitor this with the appraiser’s application and renewal process every year? If you have a current active license status from your state appraisal board, that’s good enough for us.
No Broadcasting: Not one of our appraisal orders are ever broadcast via email to our entire list of appraisers. (We know some AMC’s do that so the least expensive appraiser that accepts the assignment the quickest gets the job.) We choose not to operate in this manner. Each and every one of our orders is always specifically assigned by one of our staff here at CBRES. Clients can be assured our orders are sent to local appraisers who indicate to us they have the geographical competency to complete the job. Who else knows the market better than the local appraisers that are typically less than 10 miles from the subject?
We want long-standing relationships to continue: We want to continue the established business relationships appraisers have with their clients—relationships they worked hard over the years to obtain. Therefore, if you know of any of your clients that are unhappy with their AMC, why not refer them to us? We certainly would welcome any referrals you send our way. (As a matter of fact, one of our best clients was actually referred to us by an appraiser. When this appraiser replied to the client “there’s only one AMC out there today that I would ever work with and that’s CBRES” that was enough said. A personal referral is our best complement.)
Lenders and Brokers Can Operate with Approved Lists: By the way, there are some bankers and brokers who think they are not allowed to speak to an appraiser, under any circumstances. For the record, that’s incorrect. (It’s the attempt to influence the outcome of an appraisal that is prohibited.) And, it is entirely OK for a lender to have their own preferred list of appraisers. In fact, we allow bankers and brokers to bring us their preferred lists of appraisers to work with for their appraisal order.
To all bankers and brokers out there who are already operating with a preferred list of appraisers and who are looking for a good AMC we say, “bring it on!” We’d love the opportunity to demonstrate how the appraisers who work with us can still be part of your preferred list of appraisers.
And a personal note: I’m a seasoned NC State Certified General Appraiser and I’ve been one for 23 years. I know what it’s like out in the field, pulling the tape. We established our company back in 2009 on the foundation of providing a solid, reliable appraisal services to our clients while being fair to the professional appraisers who work with us.
